The importance of being an All Encompassing Agent

While some agents consider themselves a Sellers Agent because most of their business come from listings, and other agents hold the title of a Buyers Agent, I consider myself an All Encompassing Agent in that I work with both buyers and sellers.  And here’s why this is so important:


There are different skills involved when you are a sellers agent vs a buyers agent.  But ultimately representing both buyers and sellers allows me to understand the experience had – which is quite different if you a a buyer vs seller - as well as what is important to each side during the negotiation process.  While Real Estate is many people’s largest financial asset they own, I often say Real Estate is an emotional investment.  People buy with their hearts and justify with their minds.  Having knowledge and experience as both a buyer and sellers agent enables me to successfully negotiate no matter who I’m representing and ultimately ensure an exceptional experience. 

One thing to note about my services, while it’s perfectly legal in the state of California to represent both buyers and sellers on the same transaction (what is often referred to as Dual Agency), and while many realtors do just that, I do not.  I feel it is a conflict of interests to do so.  My responsibility to my sellers is to get them the highest price possible with the best possible terms on their home while protecting them from any legal incidentals.  For my buyers I’m looking to get them the home of their dreams at the best possible price for them. 

But what about a client that wants to sell and buy?  Is it better to sell first then buy or vice versa? Well, that depends.  And it’s why I love what I do so much.  Strategizing with my clients, reviewing with them the various options that lie in front of them, discussing the pro’s and cons of each scenario, these all lead to  discussions and culmination of thoughts and facts that help them make the best decision possible for their family.  We look at options such as Compass Concierge, Bridge loans, timing of the market and budgets.
